AAI Architects, P.C. was the Architect of Record for the redevelopment of the Five Manhattan West office building. Our scope of work included the renovation and retrofit of the base building shell and core of a prominent, 16-story commercial office building housing approximately 1,650,000 sf above and below-grade.

Designed by New York-based architectural firm, REX, the redevelopment modernized and fully integrated the 1.8 million sf building through an exterior re-cladding and interior renovation program including a new pleated glass façade which created floor-to-ceiling windows on every floor, serving to maximize daylight penetration while reducing solar gain. The interior program included a redesigned lobby, upgraded and expanded elevators, and enhanced HVAC and other mechanical systems. New retail storefronts are being incorporated along 31st, 33rd Streets and 10th Avenue with additional pedestrian connections extending over Dryer Avenue to Brookfield’s Manhattan West Project.
